Curtain wall is more accessible than you think

The term 'curtain wall' tends to conjure images of Dubai's high-rise towers — and those systems are curtain wall. But the same principle — a non-structural glass-and-aluminium facade hung in front of a structural frame — is increasingly used in UAE residential architecture for dramatic full-height glass elevations, double-height entrance halls and feature facades on commercial villas and low-rise offices.

At Swiftrooms we specify and install curtain wall on projects as small as a single villa facade element — not just commercial high-rise. This article explains the key technical distinctions that matter when specifying a curtain wall system for any scale of project in the UAE.

Stick-built vs unitised: understanding the difference

All curtain wall systems belong to one of two fundamental categories: stick-built (also called site-glazed) and unitised.

Stick-built systems are assembled on site from individual components — horizontal mullions, vertical transoms and glass units. They are flexible, relatively straightforward to handle and install, and do not require the high-precision factory pre-assembly of unitised systems. They are the standard approach for low-rise and medium-rise UAE applications up to approximately 12 storeys.

Unitised systems are factory-assembled into large panel units — typically one floor height by one bay width — and lifted into position by crane. The panels arrive on site largely pre-glazed and pre-sealed, reducing site labour and improving quality control. They are the standard for high-rise and for projects where the programme cannot accommodate extensive site-based glazing work. For most UAE villa and commercial villa applications, stick-built is the practical and cost-effective choice.

Structural vs pressure plate: the visual difference that matters

Within stick-built curtain wall, there are two approaches to holding the glass in place: pressure plate and structural silicone.

Pressure plate systems use a visible aluminium cap that covers the edge of the glass and is mechanically fixed to the frame behind. This creates the characteristic grid of visible aluminium lines on the facade. The Cortizo TP52 system we install uses a pressure plate approach — the grid can be either flush or projecting, depending on the architectural intent.

Structural silicone glazing (SSG) replaces the mechanical pressure plate with a structural silicone bond between the glass edge and the framing. This allows a fully flush, frameless-looking facade with no visible aluminium grid. SSG systems demand extremely high tolerances in installation and a strict quality-controlled silicone application process. The Vetromax VF35 system we supply is our primary SSG offering for the UAE market.

The right choice depends on the architectural intent: pressure plate for a more traditional or industrial aesthetic; SSG for the smooth, unbroken glass facades increasingly prevalent in contemporary UAE residential architecture.

Thermal performance and the UAE curtain wall challenge

Curtain wall presents a significant thermal challenge in the UAE: the system creates a continuous facade with large glass areas and aluminium framing — both potential heat-transfer pathways. The combination of a thermally broken aluminium system and high-performance solar control glass is essential.

The Cortizo TP52 uses a 30mm polyamide thermal break, significantly reducing the U-value of the framing relative to non-broken systems. For large commercial applications targeting Green Building or Estidama compliance, we can model the assembled system U-value and solar heat gain coefficient to demonstrate compliance with Dubai Municipality and Abu Dhabi Urban Planning Council requirements.

Our standard curtain wall specification for UAE projects includes: TP52 or VF35 framing (depending on application), 6mm + 16mm argon + 6mm solar control double-glazed unit with a g-value of 0.25–0.30, and structural silicone or pressure plate glazing per the architectural specification.

When curtain wall is the right choice for a UAE villa

We regularly specify curtain wall on residential projects where the opening exceeds the practical limits of a window or sliding door system — typically above 5 metres in width or 3.5 metres in height. Common applications include: feature entrance halls with double-height glazing; pool-facing rear elevations requiring structural glazing rather than a door system; corner glazing with no visible post at the building corner; and roof elements (sloped glazing) where a standard rooflight would not span the required area.
